How do you turn a tiny space (5'x9'), into a wheel chair accessible bathroom?  it starts by listening to the client. 
The client knew what his needs were and did the conceptual and space designing.  Through some savvy on-line
shopping, they found some unique fixtures that gave the spacing tolerances they desired. 
 
The remodel started with a total demo down to the studs and then we did some serious work to stabilize and
strengthen the walls to support the transfer bar, grab bars and wall mounted countertop.  The walls in this bathroom don't squeak under pressure or vibrate under impact. The tile work was just enough to accent well and protect the walls from water damage without being too overbearing.

       We took a small 5 x 9 bathroom that has had the same look since the house was built in 1989 and did a
       makeover.  We left the tub but replaced the toilet and some of the cabinets.  We used stone paint to create a
       unique look on the cabinets, mirror, towel holders & shelves.  We "smooth walled" all the walls and used too
       different colors of paint to brighten the small space.  This is the first time I have done a make over vs. a full
       remodel, so it it was a unique challenge.

This was an unusual one for us.  First off, it wasn't a full remodel.  It was more of a re-facing or upgrade.  Most
of the
work was directed towards refreshing the environment.  We installed new vinyl in the kitchen and laundry
room.  Then I eliminated the wall paper and "smooth walled" all the walls. 
It's difficult to show in a photo what a
smooth wall looks like and even more difficult to explain all the processes it takes to accomplish it, but it's
gorgeous. 
We redid the trim and re-grouted the tike.  We use to different colors of paint to create mixed effects.
When the sunlight come through the skylight there is a two toned gradient color effect on the walls.

        The goal was to transform a 5x9 bathroom into a visually appealing, user friendly environment    The owner
        selected the tile, fixtures, cabinets and vinyl.  We demo'd the room down to the studs and bar floor.  This is was
        a total remodel
from the floor, plumbing to fixture.  Not one thing was left untouched, including a lot of unique tile
        work.  There are refinishing remodels and complete makeovers.  This was a complete remodel.  Enjoy the pics.

This was an extremely difficult project because the existing staircase was built into a small space in the
middle of the room and created a very step assent.  There were multiple issues that had to be solved in
order to reduce the steepness, open up the space, and support a free standing unit.  The end result is a
total transformation of the look of the room and a gentler rise on the steps.  The project is on hold and not
finished.  This is a good example of solving a complex issue to deliver an excellant product.

This was an 1950 split-level home with water damage & mold, plus a general dislike of the look and feel of the
       bathroom.  We gutted it, dealt with the water damage, installed an acrylic shower/tub, closed the window hole,
       leveled the floor & installed new vinyl, re-rocked & finished the walls, installed a heat & ventilation system;
       cabinets, toilet and pedestal sink.

      BAY WALL REMODEL  "WATER DAMAGE"

      A fellow contractor friend of mine called me to help him wit this project.  The damage was concentrated in a
      bay-wall structure.  If the trim work, vapor barrier, flashing isn't done correctly, this will always happening.  One
      more factor is maintenance.  The siding, trim and flashing is the skin of the building and in this wet, high-humidity
      climate, there will always be water damage issues.

This is a 1950's home with a brick fireplace that had been slightly damaged in an earthquake.  The fireplace
        was stable and safe, so we drilled and placed dowels in the brick, secured proper backing and cement board. 
        Then we tiled, finished the walls to match the rest of the walls and trimmed it off with crown molding.

Another rotting Olympia area deck.  To the eye it looked solid, but during the demo it crumbled.  This is a common
condition that makes many decks unsafe.  It's not what you see on the surface, it's what's going on under the deck
boards and where moisture gets trapped.  We tore it to the ground, engineered it to last and rebuilt it to be more
user friendly.

We received a call about a leaning unstable car port.  This was a repair not a replace project.  It took some
        creative engineering, but my lead solved the design issues and we got the building straightened out.  This saved
        the owners thousands of dollars of having to rebuild the whole structure.  Our goal is to find a solutions based
        on the need and budget of the client.

We demo'd an old heavy profiled deck and rebuilt it with all new materials, including a composite decking and free
floating bench. The end result is the deck is lighter in appearance, stronger in structure and the owners love it.
  This
deck is built to last.  Please see the slide show to see the engineering involved in building this deck.

I received a call to do some repairs on whole-house wrap around deck. After a little exploration we found that the
       section of deck that wasn't covered by the roof was failing and had a lot of water damage and rot.  We rebuilt
       this section and tied it into the rest of the stable deck.  We see a lot of this in the Olympia area.  Building decks
       takes proper planning and the right materials to get them to last through our wet winters.

Here's two of multiple of fence repair projects we have done.  I have yet to see a fence in this region that was built
correctly.  Almost every situation also had dirt shoved up against the fence like it is a retaining wall for a garden. 
With lumber prices going through the ceiling, fences are expensive to replace which facilitates building them
correctly and doing some basic common sense maintenance.

I received a call on a deck repair that turned into a total rebuild.  All of the joists, beams and posts had water
       damage.  Basically, we supported the roof and removed and rebuilt the deck from the ground up.  Decks may
       look OK on the surface, especially if they are painted.  It's usually the structure under the deck boards where
       the joists and beams connect or the posts meat the ground.  Most deck I look at are not built properly to meet
       the weather conditions of the Olympia area.

There were multiple issues on the house.  Fortunately we caught the issues before they did major damage

We are seeing more and more of these types of issues on houses built in the last ten years.  There were three
issues that left unchecked that would have gradually destroyed a large portion of the wall on this house.  The pic
to the right shows that water was getting past the gutter where it meets the side wall and the water was getting
through the wall and rotting the studs inside the wall.  The other issues are shown in the slide show.

LANDSCAPING

The South Sound is a very unique bio-system and geological region.  Summers are fairly dry and winters are wet.  Then there is the winter snow melt from the Cascades dumping a lot of water into the ground water systems.  Before you can install the hardscape in a landscape project, the ground must be prepared properly and drainage must be installed correctly.  You can't just set walls and pavers on 4" of fill and expect it to last more than a couple of years.  See: Landscaping in the South Sound

The goal was to create a one-of-a-kind garden and water feature
.  This was exciting to me because I like natural
form landscaping.  This garden is
designed to look like an older Northwest waterfront using local basalt & granite
and finished off with pilings, rope work and lighting.  the water is piped through a hole in the mica-slab and
cascades down the face of the wall into a 1500 gallon pond.

This is part of a one-acre landscape project.  It's waterfront property with steep hills sides.  There was
       a lot of uncontrolled slopes and some erosion issues that we designed and built systems to
control.  The
       goal was to keep it as natural as possible and use a minimal amount of engineered blocks.

      What do you do with an overgrown, over planted garden filled with lava rock and out of control?  The incorrect common solution is weed cloth and bark.  Our goal was to create a low maintenance, low water use, attractive gardens that didn't require massive weeding every spring.  We also wanted gardens that still looked good through the winter.

While working on a landscaping project, we uncovered a constant flow of water that was collecting against the
back side of a retaining wall.  It pooled there and was eroding the driveway.  Whatever water got past the wall
was making it's way down the hill onto another property
.  We dug out an old failed drainage system.  The goal
was to create a collection
system and run it into another system that drained into the bay.  There are two main
collection reservoirs and approximately two hundred feet of drain pipe used
to solve this water problem.

There wasn't enough parking on this cul-de-sac property. We dug out dirt and hauled it off site for fill on other
       landscapin
g projects.  The top layer was decent soil that we sifted the rock out of and mixed with garden soil
       and used it on the property. 
Then we we brought in 12 yards (15.5 tons) of road base rock and topped it off with
       12 yards (15.5 tons) of 1 1/4"- crushed rock.  The rock build up is 8" deep and drains well. 
Three years later
       and we haven't had to add any more rock.

The first point I have on this subject is that on almost every property there are trees and large bushes planted
incorrectly  places on the property.  Most houses have trees and bushes planted to close to the house and
foundation.  Most have trees planted to close to the property line leaving their neighbors to deal with the over
growth.  Many plantings are on top of utilities and even gas lines.  And most subdivisions cut down the strong
perimeter trees and leave the weak inner growth trees on that are susceptible to high winds.

There are three lawn sprinkler zones and nineteen gardens, of which nine are vegetable gardens and
       ten are ornamental rock gardens.  (We also built all of the gardens)  This is a cul-de-sac property,
       which made the design complex.
  The design incorporated future changes to the property.  There were
       also nine trees that had to be removed.
  The ground was about seventy percent river rocks which
      
were incorporated into the gardens.  We installed a "water saving" Hunter "Rotator" sprinkler system.
