        Cascadia is a design-build company that offers home improvement services, remodeling, Deck remodelingdisability

        WHAT IS DESIGN BUILD?

        The design, construction plans, sub-contractors and construction are handled by the contractor under
        one project management umbrella.  This creates a more efficient project plan, better quality control,
        accurate budget driven estimates and tighter project schedules. Plus, changes can be executed more
        efficiently which equates to saving time and money.

Each project will determine the level of specialty needs.  A home repair project or partial kitchen or bathroom remodel may only require the contractor and a licensed professional like a plumber or electrician.  Complex projects that require construction documents, specialty trades and permitting are considered design-build projects.

A. THE INITIAL MEETING Remodeling meeting
-
It all starts here.  The introductory meeting is to learn about you, your home and the ideas you have
about your project.  It is also where we educate you on the process involved to turn your ideas into
a reality.  This is also where our team determines if the project is appropriate for our firm.

B. THE DESIGN AGREEMENT & ESTIMATE PROCESS
-
This phase will include the pertinent professionals necessary to the project.  Our design agreement
states that, for a fee, we will design your project, build a budget driven project plan & estimate and
deliver construction documents to meet your goals.
 

A design-build team may consist of the general contractor, the material suppliers, a drafter or architect and an electrician or plumber.  Other projects may also require a landscape contractor, an
interior designer or a HVAC contractor.  Green projects need specialty trades professionals like energy consultants, an infrared tester or a green consultant & certifier.  Projects vary so the team flexes in size based on the requirements.  The key is matching the team to the project and not wasting resources on unnecessary trades people or consultants.


  THE DESIGN PROCESS
  (From concept to final plan)

    1.  Conceptual Designs:
  The Architect and interior designer works with the client's ideas and turns them into sketches or concepts.

    2.  Design Development:
  All the designers and trades people participate. (i.e. contractor, electrician, plumber, HVAC, suppliers, interior
         designer, architect, specialty trades contractors, etc.) Drawings are taken to a more detailed level.  Structural issues are addressed, potential
         problem areas are addressed & solved and the concepts start evolving into the final design.

    3.  Construction Documents:
  The blueprints and specifications are produced.  This is the details that ensure the construction work stays on
         target with the design goals.  At this point, the contractor can do the estimate, permits can be obtained and the project plan can be
         developed.  You now own the documents necessary to calculate accurate estimates.

    4.  The Design-Build Package:
 
The venture now moves from concept to reality.  We create a detailed visual package which includes the
         designs and blueprints, detailed specifications, work and progress schedules and payment schedules.

    5.  The Review, Final Details, Selections and Plan Approval: 
We walk through the details of the proposal with you and we encourage you to
         ask questions.  As concepts and final selections of finish materials and appliances are defined, we provide budgetary feedback, letting you
         know the impact of the decisions you make.  The hard work by you and our design team comes together into a well-defined project




C. THE CONSTRUCTION AGREEMENT Kitchen remodel

We draw up the construction agreement, review it and collect an initial payment. 
The start date, site impact,
progress payments, schedules and project completion procedures are all discussed. 
A well written construction agreement is a benefit to both parties.  It includes the project plan, clarifies all the important details and
communication procedures during the construction process.

D. THE CONSTRUCTION PHASE
-
The work begins.  Our crews and trade contractors are the very professional.  Respecting your property and
minimizing disruption are constant guidelines, as is regular communication.  When decisions are needed from
you, or unforeseen conditions are encountered, these items will be brought to you in an expedient manner.  If
these situations affect your budget, you will get a change order detailing the cost.

E. PROJECT COMPLETION & FOLLOW UP
-
There will be a detailed walk through and thorough explanation of systems & maintenance schedules, and how
to deal with any warranty issues.  Then, before a year is up, we will contact you to see if there are any issues
that need our attention.  Most importantly, you get to enjoy the results of a well planned and managed project.
